10 Quick Steps 

1. Valuation – first we need to establish a value for your property, using our knowledge and expertise of the area and taking into account the market conditions and presentation of the property we will be able to give you a strong indications to the likely value you will be able to achieve

2. EPC – You are required by law to provide a energy performance certificate for your property which will help buyers understand how energy efficient your property is – but don’t worry we will arrange all this for you.

3. Instruction – once you give us the go ahead will prepare marketing details for your property. We have all the tools to hand to make sure your property is marketed to the right people across our network of agents.

4. Legal – Having the right solicitor on board to carry out the conveyance (the transfer of legal title of your property to the new owner) is essential to the seamless sale of your property, if you do not have your own solicitor we can recommend a panel of solicitors for you to choose from.

5. Viewings – one of our team will always be present when a potential buyer wants to view your property

6. Offers – we will update you on a regular basis on the sale of your property as it progresses and give you feedback from all the potential buyers who view. Once we have a firm offer we will let talk through the offer in detail with you and will we have established the buyer’s ability to proceed with the purchase.

7. Accepting Offers – When you let us know that you would like to proceed with the offer we will prepare all sale documentation called the Memorandum Of sale and make sure all the parties concerned receive.

8. Buyers/Lenders Survey – its usual for the buyer to have a survey this is usually at the request of the lender who will want to know the condition and value of the property they are about to lend on.

9. Exchange of Contracts – takes place when the buyer’s solicitors are happy that a legally binding contract can be entered into for the purchase of your property by the buyer.

10. Completion – This is the final stage when your solicitor will receive the monies from the buyer’s solicitor for the purchase of your property, you have sold your property.
